But getting the money to buy land and build it out can take a while.
It takes most people 18 months, 2 years, or maybe only 10 months IF they're quick just to get the money to start.
That doesn't mean they're living on the land in that time. Or that they have anything built or operating.
That means they just got the money and that's when the real work begins. Then it takes even longer to find the land and get on it.
I've seen people look for funding in the wrong places, using things that are out of their control. Like applying for government grants, only to realize that the government wants you pay them $10,000 just to submit your application.
Then they wait 6 months to hear back if they got it or not. And feel let down when they don't get it.
I've seen people ask for 10 million dollars to start their project, and it scared away everyone who might have been able to give them money.
When in reality they only need $500k to start.
Raising funds is like a well oiled machine... if everything lines up it goes fast. But if just ONE thing is not lined up it goes really slow.
So I asked myself... How and why have some of our clients gotten funded in as little as 30 days?
I know for me, I've been able to raise funds within 90 days every single time, 6x in a row. For a total of $1.2 million.
Always starting from nothing.
Always with people who I had just met.
Always with funding options that are in my control (not banks, not the government, always private people).
And I've been able to keep control of every single project.
We've even been able to have buyout agreements to buy out our investors so we own 100% of the project in as little as 2 years.
Just recently we wanted to build out our project even faster so we sent out an offer to our email list and the very first 3 phone calls I got on...
1 person offered to fund us in full for everything we were asking for, which was $1.5 million.
The next person offered us their life savings, which was $150,000.
And the third person offered us $300,000.
Two of them didn't even have any questions about our finances. They just wanted to know what types of things we plan on farming and how many ponds we plan to build!
So why is it that some people get funded super fast? And others it potentially takes 10 months to 2 years?
I asked myself this and analyzed all of our clients deals that go funded in 90 days or less, as well as all of my personal deals.
They all had the same things in common. We all:
1. Chose a funding route that was in our control, so we weren't waiting on anyone or the government
2. Found ways to reduce the risk for someone who would give us the money, so they know that worst case scenario they're going to get their money out if things go wrong
3. Increased the value of what we're creating
There's a lot to these and how to do them.
And there's several more points that we've used to do this, even and especially when we were starting with absolutely nothing.
